Prime Property Investors, Ltd had its initial real estate investment roots in the triple net leased single tenant property asset class. A typical triple net lease, often referred to as a NNN lease, requires the tenant to pay all property operating costs including property taxes, maintenance and insurance costs associated with the property. Prime has continued to monitor the net leased property sector including cultivating key industry contacts and acting upon emerging trends impacting this niche real estate asset class.

Healthcare is now the largest and fastest growing sector of the U.S. Economy. Healthcare growth and spending is relatively immune from economic cycles and recession proof. Cap rates are currently at higher rates for Medical/Healthcare related net leased properties than for credit rated retail and office leases resulting in a higher yield/return. Prime has implemented an investment strategy to acquire a portfolio of single tenant medical/healthcare related real estate assets leased to creditworthy tenants on a triple net leased basis.

Prime Property Closes $25M Healthcare Real Estate Fund

Prime Property Investors, Ltd. yesterday announced it was launching Prime Healthcare Investors, a group of private equity funds specializing in the acquisition of triple-net-leased healthcare real estate. The group’s initial $25 million fund, Prime Healthcare Investors Fund I LLC, which closed in late 2015, recently acquired three healthcare properties in the Dallas and Denver areas for $25 million.
